Award Winning Full Home Reno – Nelson
This full home renovation by the team at Smith & Sons Nelson acheived a Gold Award 2018 at the Registered Master Builders House of the Year Awards in the Marlborough/Nelson/WestCoast Renovation category. The house is a substantial two – storey home overlooking the bay in Kaiteriteri in the Abel Tasman, in a prime location with million-dollar views over the Tasman Sea.
The renovation plans included changing the bedroom and bathroom layout downstairs whist adding a fourth bedroom, a complete re-clad of the exterior, a new balcony with glass balustrades and an outdoor fireplace, a new kitchen and large dining area with a two-sided fireplace, and new bathrooms.
When work started one of the first tasks was to remove the exterior cladding and the existing decks.
As with any major renovation, there were challenges to overcome and in this case those were mostly around the structural integrity of the house. Once the demolition work had been completed it was discovered that the existing walls weren’t straight, and the house was up to 30mm out of alignment in some areas. A retaining wall was also missing from the original house so a new one had to be constructed and then installed by jacking up the roof and the walls were straightened from top to bottom.
The whole home was recladded featuring a blend of cedar, Titan board and Laminex.
The project took 13 months from the time that the building consent was issued but was worth the wait as the owners are delighted with their newly renovated home overlooking the bay. The careful design, planning and construction work was headed by Chris Barnett, owner of Smith & Sons, Nelson.
