Modernising Reclad of 420sqm Home
The homeowners of this stunning rural property came to our team wanting to future proof their 90’s build home. This included recladding the entire 420sqm 3 level home to ensure water tightness and the longevity of the exterior. We moved through the DPC (design, plan, construct) process with the owners to achieve this.
At our first site visit we identified that the property was clad with direct fix hardietek plaster. We could see this being a water tightness issue in the future. Wall by wall we removed the existing cladding and recladded with linea oblique weatherboard. This product was chosen for its low maintenance and durability. Whilst recladding the home, various remedial works were completed to make sure the project was a success.
The other potential water tightness issues we identified were the internal gutters and fascia, along with two small internal butynol membrane decks. We rectified this by installing all new external guttering and by removing the internal decks. Once we removed one of the internal decks, we extended under the existing roof line to create an extra bedroom/study space. The second internal deck was in an impractical and unusable space, so this was simply removed.
All the joinery in the home was replaced with double glazed aluminium joinery and new external wall insulation was done while the cladding was off. This ensured the home was going to be a warm and healthy home for years to come.
The homeowners felt they weren’t using the two balconies extending from the rear of the property to their full potential, as the balconies had solid wall balustrades. To make the most of their rural outlook, we fitted glass balustrading. We also re-decked using kwila timber. The refurbished balconies are now inviting spaces, we can see the owners enjoying for entertaining and taking in the beautiful views.
The renovations completed were a success both technically and visually.
