Rental Property Overhaul
When our client came to us, they had just been given notice their tenants were moving out. They wanted to use this time to update the home that was still in its original 80’s décor.
The interior was a closed floor plan, meaning each designated area of the home was a separate space or room, enclosed with walls. The plan was to update not only the pink interior but to give them more space for any potential new tenants. The main bathrooms were tiny and not family friendly design.
Going through our Design, Plan and Construct (DPC) Process we took the client through some options, which included removing a wall between the kitchen and lounge. Giving the client the open plan living space she was hoping for. We removed a couple of walls and gave her a 4th bedroom, a family sized bathroom and a separate toilet. We updated all the flooring throughout the house using Flooring Xtra products, with carpet going down in all the bedrooms and a vinyl planking in the remainder of the home. New double-glazed joinery was installed throughout as well. A new coloursteel roof to replace the roof that was showing signs of damage. The old fireplace was removed and a new heat pump installed along with a ventilation system to ensure a future proofed healthy home for any potential tenant.
The internal garage had very much been forgotten about since it was finished. So we lined and insulated all the walls, installed a new laundry and put a coating down on the floor to protect it. To finish it off, a new garage door was fitted. Giving it a much more user-friendly environment.
In the bathrooms, they were originally lined with a vertical timber sarking. That was all removed, along with the fixtures. New aqualine gib was fixed, the floor was tiled and tiled showers installed. The main bathroom also had a new oval back-to-wall floor standing bathtub added. The new bathroom fittings (supplied by Mico Plumbing), gave the bathrooms a much needed upgrade to a more modern feel.
The new kitchen was designed and installed by the brilliant team at Kitchen Inspirations. All the new appliances from Noel Leeming. A tiled subway splashback to finish off the space.
The result – not only has the home been completely modernized, but it is a more inviting space for a family to live in. Most importantly, it will be a healthy warm home for the new tenants
